As part of our service, we provide referencing of any potential candidate and complete background and reference checks. We also assess the affordability for tenants, to make sure they understand the costs and are able to manage their rental agreement.

Stay on top of the latest legal requirements. Working with us you'll automatically be compliant with the latest regulations. If you're letting a property for the first time, we also conduct a free property inspection. The inspection covers all the legal requirements - we'll let you know what's required to improve things. There are 'around 150 laws' that apply to landlords in the UK (Rightmove). The laws cover anything from the condition of the property, deposits, safety and 'right to rent checks'. 
For Houses in Multiple Occupancy (HMOs), there is also other legislation to adhere to. We'll make sure you meet the latest legal standards. Meeting these standards also means you are protected, legally speaking, and provides the best standards to attract the best tenants. 

Financial management 

One of the most time-consuming elements of being a landlord is setting up payments and managing rent. Take the stress out of your hands with our service - we manage all rent repayments, providing you with monthly statements for your annual tax return. As part of this, we run credit checks on potential tenants, to reduce the risk of late payments. 
Flexible arrangements 
We offer a flexible service. This means you can add on extra services if you wish - available at your convenience. We also conduct property searches and recommendations for improving the value of your property. 
Tenant fee ban - April 2018 
'A "draft bill" will be published "later this year" which will abolish lettings fees being charged to tenants. If this becomes law, the majority of Exeter's letting agents will likely pass on these costs to landlords. We're making an early commitment to keep our prices the same.
